And that pretty much sums up our goal for the site:
To provide a balanced view, free from the hype that is so characteristic of the Nicaragua real estate landscape (and other emerging markets for that matter).
You see, the real estate market in Nicaragua is far less regulated than in the US, Canada, Australia or the UK and no official market data is published. That’s right buyers and sellers are not able to access the kind of data that is considered standard in more mature markets.
The result:
- In the absence of reliable data, many investors only have anecdotal evidence to rely on (hence the hype and misdirection)
- In the absence of enforced regulation, pretty much anyone can sell real estate in the country and put themselves in a position where they are advising buyers about listings.
- Added to this, there is no Multiple Listing Service which has implications for both buyer and seller.
Having bought and sold dozens of properties in Nicaragua over the last decade, I want to provide the kind of information I wished I had had when I first started investing in the country. I’ve put myself in the shoes of a newbie investor exploring the market and will try to deliver a balanced view that they can rely on.
Yes there is a place for anecdotal evidence (and unfortunately it’s hard in countries like Nicaragua to drive all decisions on the back of solid data) but we also need to understand that anecdotal evidence is rarely objective, rarely comprehensive and rather prone to hype (both to the positive and the negative)
